Location Criteria

We target high-potential urban locations that balance accessibility with value. By focusing on emerging districts and major transport hubs, we ensure our groups are always within minutes of the action, while securing long-term asset appreciation in Europe’s most dynamic gateway cities.

 • City center locations • Fringes of core city centre • Secondary locations in main gateway cities • Urban regeneration or upcoming trendy areas • Vicinity of urban amenities is a plus, not a must • Next to metro or tram stop (walking distance to strong transport hub) • Max. 15 minutes from city centres or main group demand drivers (music venues, conference and stadium) • Safe direct surrounding area and neighbourhood • Suitable to create an attractive lobby experience, preferrably at ground floor

Nellie Hotels is an owner-operator with strong preference to invest in the real estate (besides operating the hotels). We prefer working with local development partners to support the project execution. When needed we do have local development infrastructure in place in all our target cities. Nellie Hotels will be able to consider multiple deal structures of which: • Asset deals are preferred, although share deals would be considered • Freehold or long-term lease hold (>100years) • Turnkey or forward sale • Joint venture (majority stake for Nellie) • Development risk is acceptable without zoning risk • Hotel Management Agreement
